Our current development pipeline focused on near-term grid connections for 2027–2028. Projects in the UK, India, Thailand, Australia and early-stage opportunities in Malaysia. 

We are happy to speak with investors, operators and hyperscalers about the sites in detail.

As a brief overview, our pipeline of nine fully qualified sites is concentrated on opportunities that can access near-term grid connections in 2027 and 2028. Each site is being advanced with targeted utility engagement, permitting and commercial structuring to provide investible, build-ready land for data centre use.

Current portfolio (summary)

• United Kingdom: Sites where grid connections have been identified and aligned with the new grid reform process. Focused on delivering connection-ready parcels for enterprise and hyperscale demand.

• India: Ready-to-build developments with confirmed network engagement and local approvals in progress.

• Thailand: Advanced site identification with utility engagement underway and permitting strategies in development.

• Australia: Sites with strategic proximity to transmission infrastructure and local partner support to accelerate permitting and construction readiness.

• Malaysia: Early-stage opportunities under assessment for powered land potential and strategic fit.
